General Contractor

AFC is a versatile organization and has extensive experience in the service of general contracting.

As a general contractor we can either bid the entire job and do it with our own forces which is usual in smaller projects or subcontract various specialties to other trades such as electrical, heating, and plumbing on larger work. Either way, the GC is responsible to the owner for successful completion of the work in a timely manner. Many owners, A/E´s and the GC prefer one entity to deal with. Subcontractors, on the other hand, usually like to work for the owner directly, bypassing the GC, mostly for prompt payment purposes. Hence, partnering is necessary, whereby the subs agree to work for the GC and subordinate their rights to him in return for fair and equitable dealing and preference on bid projects.

The GC is ultimately responsible for the coordination of all trades and the progress schedule and typically runs the work site like a tight ship. AFC realizes that others are economically dependent upon our management and labor skills and works with all to fairly, economically, and expeditiously resolve disputes and changes that may occur.
