Acting as a consultant to the owner in the design development and construction phases, the construction manager at-risk commits to delivering the project within a guaranteed maximum price – based upon the construction documents and detailed specifications. A project delivered as a construction manager at-risk provides a higher level of cost control to the owner.
Successfully completing a project utilizing this delivery method requires a unique skill set. It demands an understanding of design, and its impact on constructability. It requires value engineering expertise, and a thorough understanding of the trade-offs between cost and quality.

Design–Build is a project delivery system in which the design and construction services are provided by a single entity known as the design–builder. It relies on a single-point-of-responsibility contract and is used to minimize risks for the project owner.
The Design–Build procurement approach changes the traditional sequence of work.
